How much does an appraisal cost?
Appraisal fees vary based on the property type, location, complexity, and intended use of the report. We provide transparent pricing and are happy to provide a custom quote before beginning any assignment.
What information do you need from me?
Typically, we will need the property address and the purpose of the appraisal. Depending on the assignment, additional documentation such as purchase agreements, surveys, plans, or legal documents may also be helpful.
How is the value of my property determined?
An appraisal considers many factors, including the property's size, condition, location, amenities, recent comparable sales, current market conditions, and other characteristics that buyers and sellers typically consider in the marketplace.
What is the difference between market value and assessed value?
Market value is an opinion of what a property would likely sell for under current market conditions. Assessed value is determined by the local assessor's office for property tax purposes and may not reflect current market value.
Can you help with a property tax appeal?
Yes. We provide independent appraisal reports that may help support a property tax appeal when there is evidence that the assessed value does not accurately reflect market value. We recommend reviewing your county's filing requirements and deadlines before beginning the process.
